Question

Asked: Oct 30, 2009

I am in the process of oppening a full functional kitchen, however i need to make up a proposal, where do i start.

Here's the deal, the person that i have to give the proposal to already leases the building, the kitchen is in the same section that he leases, along with the fully licenced bar that he runs, he doesn't want anything to do with the food part, I would like to know where do i start to negociate.

Nathan,

Answering your question is really hard without more specifics. The bottom line in any negotiation is who wants what from who, and what are they going to pay to get it.

Who is going to equip and stock the kitchen? Who is going to pay the utility bills, the labor? Who is going to handle the money? Who is going to license your part of the business?

The more you ask your 'landlord' to provide, the less you can expect. And, probably vice versa.

I've been on both sides of the 'table' in this kind of deal, and it can work well for both parties. The best advice I can offer is 1) Get an attorney! Preferable one who can write a reasonably understandable contract. 2) Plan the details carefully!

Good Luck!
